Ask what a listing might realistically produce after negotiable brokerage costs, buyer concessions, repairs, and the cost of keeping the house while it sells. Then compare a written cash offer using the same payoff balance and timing assumptions. A lower offer is not automatically a better deal simply because it is faster.
If an HOA or other association applies, gather its contact information and any notices of dues, assessments, or violations. For a house described as Edmond or Deer Creek, confirm the actual parcel and jurisdiction. Mailing addresses and school-area descriptions do not replace property records.
