Share your target move date and any flexibility before agreeing to a closing. If you need time to remove furniture, coordinate family help, or finish moving to another home, put those needs on the table early. Any possession arrangement needs to be documented rather than assumed from a verbal conversation.
If the property includes an outbuilding, converted garage, larger lot, or additional living area, describe it accurately and gather any available permits or records. These features can change both value and repair scope. We review the home in its present condition so you can compare an as-is offer with preparing it for the open market.

Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
