Resolve the ownership questions early
If more than one person owns the home, agree on who will communicate with the buyer and how decisions will be made. Share any trust, estate, divorce, or other ownership issue before setting expectations. A buyer’s willingness to purchase does not resolve missing signatures or unclear authority.
For properties with additional structures or land, identify what is included. Gather mortgage and other payoff information through secure channels when the closing provider requests it. This helps separate the offered price from the actual proceeds available after obligations are paid.

Your offer should answer these questions
Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
