Account for systems beyond the front door
If the home uses a well, septic system, private road, or other nonstandard service arrangement, share what you know and any maintenance records. Not every property has these features, but they are important when they apply. Buyers should understand ongoing responsibilities as well as immediate repairs.
If you are selling from a distance, arrange access through someone authorized to provide it. Photos can help start the review, but they do not replace the necessary property and title checks. Describe any unsafe area so nobody is asked to enter without an appropriate plan.
What to have ready
- Water, sewer, and access details
- Maintenance records for applicable private systems
- Known damage and safe access arrangements
Your offer should answer these questions
Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
You can start with a call. We review the address, condition, and timing, arrange an appropriate property visit, and discuss whether an offer makes sense. No inquiry commits you to sell.
Questions from Choctaw sellers
Can you review a Choctaw home with private utilities?
Yes. Tell us which systems serve the property and provide available records. Their condition and any required review will affect the transaction.
Can photos start the conversation?
Yes. They can help us understand the property, but any preliminary price remains subject to the agreed review and written terms.
