Avoid spending blindly on a vacant property
List the known problems and identify what is needed to keep the property secure while you decide. Then compare the cost of restoring it for a listing with the terms of a direct offer. Work done without a clear sale plan may not return what it costs.
If the house has been empty, tell us how long and whether utilities are connected. Let your insurer know about the occupancy situation. For a property with land or outbuildings, make clear what is included and whether anyone else uses the property.

Your offer should answer these questions
Who is the contracting buyer? Is the purchase direct or subject to assignment? Which costs are covered, what conditions remain, and when would possession transfer? Ask for written answers and compare the proposed net proceeds with your other options.
